Primary Responsibilities
- Manage the customer service/sales relationships with prospects and tenants
- Manage the commercial leasing activity for an assigned portfolio of Prime Storage assets that contain Commercial units.
- Draft, review, and revise various types of transactional agreements in connection with real estate management and leasing. Examples of documents would include lease abstracts, commercial retail leases, license agreements, estoppel certificates, letters of intent, settlement agreements, lease commencement agreements, telecommunications agreements and other real estate related transaction documents
- Review, markup and prepare redline responses to counter-offers made by prospective tenants and their legal counsel
- Proofread drafts of legal documents
- Facilitate and track routing and signature of various documents/forms/lease documents;
- File, fax, scan copy and distribute lease documents and other correspondence for execution and distribution
- Organize original lease documentation and maintenance of master lease files. Receive and set up all lease documents into corporate electronic file cabinet in accordance with system requirements; assist with abstracting lease agreements
- Lead follow up and prospect tracking in the Commercial Lease Management system
- Administer lease data and information accuracy in the Commercial Lease Management system
- Lead location General Managers, and EVP of Commercial Real Estate with all aspects of processing lease documents through lease execution
- Review and process all tenant chargebacks (such as utilities and taxes) and assist with year-end Operating Expense and Real Estate Tax true-ups
- Utilize, update, and manage all tools and resources available to manage workload, including checklists, databases, logs and/or other related reporting tools
- Collaborate with the Marketing department on website updates and listing updates on partner platforms
- Correspond with tenants regarding issues / inquiries
- Ensure tenant insurance requirements and HVAC Maintenance contracts are up to date
- Prepare and distribute rent commencement and rent increase letters
- Solicit contractor bids for tenant improvement projects, and unit turns and coordinate work performance with the selected contractor and the construction team.
- Work with other company departments, i.e., accounting, acquisitions, construction and dispositions as necessary
- Special Projects as assigned
Qualifications
- Bachelors preferred
- Real Estate experience preferred
- Real Estate license preferred
- Commercial Real Estate experience a plus
- Paralegal experience is a plus
- Advanced level of proficiency in Microsoft Office specifically Word, Outlook, and Excel
- Document drafting experience, including redlining, and comparison features
- Ability to handle a fast paced, deadline driven environment
- Ability to multi-task and prioritize assignments while delivering consistent, quality work
- High level of attention to detail and accuracy
- Ability to build strong internal and external relationships
- Possess a sales skillset with a focus on driving revenue
- Strong analytical and communication skills
- Team player but can work independently
