Our company is seeking a property manager who has experience in a fast-paced environment and the proven ability to make quick decisions. We are currently looking to hire a property manager who is strong with multiple forms of communication (i.e., phone calls, texting, emails, ZoHo AppFolio, and Cliq). The portfolio of properties that you would be managing are between five to twenty minutes apart from each other so reliable means of transportation is required. This job is typically a 9:00am to 5:00pm position, but in the event of an emergency at one of the properties, you may be required to arrive on site after hours or on weekends to properly dispatch needed vendors, document the event and to communicate vital information to the owners and other Integrity staff. The employee will be on call 24/7 in the event of an emergency at any of the properties.
Typical assigned responsibilities
The selected candidate will be expected to provide site support for the properties including but not limited to the following:
· Oversee all aspects of daily building operations and tenant satisfaction
· Regular inspections of assigned building portfolio
. Develop comprehensive annual inspection process for properties; complete monthly, quarterly, and annual inspections as required for a specific asset, with Owner’s Best Practices. On best practices, and/or tenant requirements. Develop proactive work or recommendations for each property for Owner review
· Ensure building cleanliness and maintenance to Owner satisfaction
· Schedule, track, record, and implement maintenance and repairs
· Regular (weekly and monthly) reporting of solar PV system performance (electricity production) as well as site/facility electricity consumption, and any solar PV system issues
· Provide outstanding customer service to tenants
· Ensure compliance with commercial property regulations and codes
· Negotiation of ongoing vendor contracts
· Maintain records in both physical files and electronic resources
· Develop operating and capital budgets, track variances, as requested
· Obtain proposals for repairs or upgrade projects that can’t be handled in house and obtain Owner approval to proceed
· Coordinate and oversee on behalf of Owner, all landscaping, snow removal/plowing, garbage pickup, and pest control (Owner holds these contracts)
· Coordinate and oversee on behalf of Owner, all tenant and building construction work to ensure timely and accurate completion of all work at property
· Participate in tenant team meetings and ensure effective communication between team members to achieve Owner’s goals and objectives
· Must be willing to be on call in case of emergencies
The property manager should have good communication skills that can work with tenants and support their needs. Making repairs or upgrades to the buildings in a timely manner is imperative. Also being on call 24 hours a day with backup support will be required.
Back of house administrative support including coordinating regular monthly maintenance (i.e. landscaping, snow removal/plowing, garbage pickup, and pest control, etc.) will be required. A monthly maintenance fee to draw down from will be established with reconciliation reports provided at the end of each month.

Pay: $67,000.00 - $72,000.00 per year
